Professional Roofing Services in Derby & Derbyshire — Residential, Commercial & Contract Roofing
Searching for a trusted, accredited roofing contractor in Derby or across Derbyshire? Whether you're managing a full roof replacement, a commercial re-roofing programme, or a multi-property development contract, you've come to the right place. We deliver end-to-end roofing solutions backed by industry accreditations, up to £5 million public liability insurance, and structural warranties of up to 20 years.
Why Choose a Roofing Contractor Over a Sole Trader?
This is one of the most important distinctions any property owner, landlord, or site manager can make — and it's one that Google searches rarely make clear.
There is a fundamental difference between an independent tradesman responding to individual callouts and a structured roofing contractor operating at scale. We deliver end-to-end project management — mobilising trained teams, managing building control processes, and providing full documentation from initial survey through to final handover.
When you hire us, you are not hiring one person with a van. You are engaging a fully organised roofing contractor with:
- A dedicated site supervisor on every project
- Full RAMS (Risk Assessments and Method Statements) prepared before work begins
- Public liability insurance of £5,000,000 as standard
- Compliance with UK Building Regulations and Working at Heights Regulations
- Written structural warranties of up to 20 years on qualifying works
This level of accountability matters — particularly for landlords, housing associations, facilities managers, property developers, and anyone managing commercial premises across Derby and Derbyshire.
What Sets a Roofing Contractor Apart?
Method Statements & Risk Assessments Every project begins with a site-specific method statement and risk assessment, satisfying health and safety obligations and protecting your liability position throughout the work. This documentation is prepared as standard — not as an add-on.
Full Project Management A dedicated site supervisor manages operatives, access equipment, material logistics, and programme adherence — so you receive a single accountable point of contact, not a one-man band.
Structural Integrity Focus We assess and address underlying structural conditions, not just surface defects. Where building control involvement is required, we manage the full building control notice process on your behalf — including final sign-off documentation.
Paperwork and Compliance Landlords, site managers, and facilities teams receive the documentation they need: RAMS, material certifications, insurance certificates, and warranty documentation as standard.
Everything is audit-ready from day one.

1. New Roofs & Replacements
Complete roof replacement, re-roofing, and new roof installation services for residential properties, extensions, garages, and developments across Derby and Derbyshire.
Sometimes a repair is not enough. If your roof is approaching the end of its serviceable life, has suffered significant structural deterioration, or simply no longer performs as it should, a full replacement is the most cost-effective long-term solution. We install every major roofing system across the region — with fixed-price quotes and warranties of up to 20 years.
Residential Roofing
ButtonOur core domestic roofing service covers everything from single-property re-roofs to multi-property estate programmes. We work with homeowners, landlords, and estate agents across Derby and Derbyshire, delivering clean, structured, fully guaranteed residential roofing projects.
Flat Roof
ButtonInstalling a new roof on a new build, extension, or converted structure requires precise specification, correct build-up design, and compliance with current Building Regulations. We manage the full process including building control submission, inspection, and sign-off.
Roof Repairs
ButtonA full strip-and-re-roof is the most comprehensive solution for an ageing or failing roof. We strip back to the rafters, inspect and repair the underlying structure, install new underlay, batten, and tile — providing a complete new roofing system with a full structural warranty.
Where a full replacement isn't yet necessary, roof restoration combines structural repairs, ridge rebedding, re-pointing, cleaning, and protective coating to significantly extend the life of your existing roof — at a fraction of the replacement cost.
Residential Roofing
ButtonFrom simple gable roofs to complex hip-and-valley structures, we design and build pitched roofing systems to architectural specification. All pitched roof construction is carried out to current Building Regulations and NHBC standards where applicable.
Flat Roof
ButtonFlat roofing is one of our specialist disciplines. We design and install flat roofing systems for domestic extensions, garages, commercial premises, and industrial buildings across Derby and Derbyshire — with every system backed by a manufacturer warranty.
Roof Repairs
ButtonEPDM is one of the most durable flat roofing membranes available, with a typical lifespan of 25–50 years. Lightweight, flexible, and highly resistant to UV and temperature extremes, it is ideal for large commercial flat roofs and domestic extensions alike.
GRP (Glass Reinforced Polyester) fibreglass roofing provides a seamless, rigid, fully waterproof surface that requires virtually no maintenance. It is the preferred system for domestic extensions, porches, and garage roofs across Derby — and comes with a 25-year manufacturer-backed guarantee.
Residential Roofing
ButtonHigh-performance felt roofing systems remain a reliable and cost-effective solution for garages, outbuildings, and lower-pitch domestic roofs. We install modern torch-on and self-adhesive felt systems — far superior to the old three-layer felt that most people are familiar with.
Flat Roof
ButtonNatural and fibre-cement slate roofing combines exceptional longevity with outstanding kerb appeal. Welsh slate, Spanish slate, and synthetic alternatives are all available — each installed to the highest standard with correct head lap, fixings, and ridge detail. A quality slate roof can last over 100 years.
Roof Repairs
ButtonClay roof tiles offer a warmer, more traditional appearance than concrete, with superior colour retention and a lifespan of 40–60 years. We specify and install clay tiling systems across Derby and Derbyshire — including conservation and heritage colour-matched options.
The UK's most widely used roofing material — durable, cost-effective, and available in a wide range of profiles and colours. We install concrete roof tiling systems to all property types across Derbyshire, with a typical lifespan of 30–50 years.
Residential Roofing
ButtonMetal roofing is increasingly popular for both commercial and contemporary domestic applications. Lightweight, incredibly durable, and available in a range of finishes, modern metal roofing systems can last 50–100 years with minimal maintenance.
Flat Roof
ButtonStanding seam is the premium metal roofing system — a clean, architectural finish with concealed fixings and fully weathertight seams. We install standing seam systems in zinc, aluminium, and steel for both commercial and high-specification residential projects across Derbyshire.
Roof Repairs
ButtonCorrugated roofing remains a practical and economical choice for agricultural buildings, industrial units, garages, and outbuildings. We supply and install steel and polycarbonate corrugated systems across the Derby and Derbyshire region.
Onduline corrugated bitumen sheets provide a lightweight, cost-effective waterproofing solution for sheds, outbuildings, and garden structures. Easy to install and highly weather-resistant — a popular choice for smaller domestic projects.
Residential Roofing
ButtonA failing garage roof is one of the most common roofing jobs we carry out across Derby. Whether your garage has a flat felt roof, a pitched tile roof, or an old corrugated sheet roof, we replace it fully — with a new system properly specified for the structure and usage.

Roof repair
★★★★★
Been meaning to write this for a while — had these come out back in the spring after I noticed a damp patch spreading across the bedroom ceiling. Bit of a worry as I live on me own and didn't know who to trust. A friend down the road had used them before so I gave them a ring. Chap came out within a day or two, had a proper look and explained it were a few slipped slates and some cracked flashing around the stack. Showed me photos on his phone so I could see for myself. Came back the following week, sorted it all in a morning and the damp patch has completely dried out now. Very respectful, kept me informed throughout, and the price was exactly what he'd quoted. Wouldn't use anyone else now.

uPVC fascias, soffits & guttering
★★★★★
We had the full package done — all fascias, soffits and guttering replaced on a detached four-bedroom property. The original timber was rotten in several places and had been painted over so many times it was well past saving. The team arrived promptly on the agreed date, worked methodically around the whole house over two days and the quality of the finish is excellent. The new white uPVC looks crisp and clean and has made a noticeable difference to the appearance of the property. All the old material was removed and disposed of, and they were careful not to damage the pointing or brickwork during removal. Competitively priced and thoroughly professional. We would not hesitate to use them again for future work.

Chimney removal
★★★★★
Got these guys in to take down a redundant chimney stack that had started leaning slightly — surveyor flagged it and said it needed dealing with. Wasn't really sure what the job involved but they explained it all before starting, took it down to below roof level, made good the roof where it came through, and re-felted and re-tiled the area so you honestly can't tell there was ever a chimney there. They sheeted the whole area off so no mess came into the house and cleared every last bit of rubble from the garden before they left. Two lads, one day, job done. Communication was spot on and the price was fair for the amount of work involved. Really happy with the result.

3. Home Upgrades & Specialist Projects
Specialist roofing services for renovations, modernisations, additions, and heritage properties across Derby and Derbyshire.
Roofing is not only about weatherproofing. The right roofing contractor can open up significant opportunities — a loft conversion that creates a new bedroom, roof windows that flood a dark room with natural light, or a green roof that transforms a flat roof extension into a living feature. These are the projects that change how a property feels to live in.
Residential Roofing
ButtonLoft conversions are one of the most cost-effective ways to add space and value to a Derby property. We work alongside structural engineers and main contractors to deliver the roofing elements of loft conversion projects — including dormer structures, hip-to-gable conversions, and new roof light installations — to full Building Regulations compliance.
Flat Roof
ButtonVelux & Roof Window Installation

4. Roof Upgrades, Cleaning & Maintenance
Trust us for all your roofline upgrades and services aimed at protecting your investment — maintenance, cleaning, and weatherproofingfor properties across Derby and Derbyshire.
A well-maintained roof lasts significantly longer than one that is neglected. Regular maintenance, professional cleaning, and the correct application of weatherproofing treatments can add years to the life of any roofing system — and identifying small problems early prevents expensive repairs later.
Residential Roofing
ButtonMortar-bedded ridge tiles are one of the most common repair items we deal with across Derbyshire. A dry ridge system eliminates the need for mortar entirely — replacing it with a ventilated mechanical fixing system that is weather-resistant, low maintenance, and guaranteed. Dry ridge also improves roof ventilation, reducing the risk of condensation in the roof space.
Flat Roof
ButtonTraditional mortar verges crack, loosen, and fail over time — allowing water and wind beneath the tiles. Dry verge systems replace mortar with mechanically fixed interlocking units that require no maintenance and carry a manufacturer guarantee. We install dry verge systems across Derby and Derbyshire as both a standalone upgrade and as part of full re-roof projects.
Roof Repairs
ButtonWe offer a free drone roof survey service across Derby and Derbyshire. A professional roof survey provides a clear, written condition report on every element of your roofing system — identifying defects, prioritising remedial works, and providing the documentation required for insurance, property transactions, or planned maintenance budgeting. Our surveys are carried out by accredited operatives and provided in written format.

Frequently Asked Questions — Roofers in Derby
How much does a roof replacement cost in Derby?
The cost of a full roof replacement in the Derby and Derbyshire area typically ranges from £7,000 to £20,000+, depending on the size of the property, the roofing material chosen, and the complexity of the work involved. A standard 3-bedroom semi-detached house using concrete tiles will generally fall between £8,000 and £14,000 including scaffolding, strip-off, new underlay, battens, tiles, and all leadwork. Natural slate installations typically cost more, ranging from £13,000 to £20,000+. We provide a fully itemised, fixed-price quote following a free site survey — so you know exactly what you are paying before work begins.
How long does a roof replacement take?
Most standard roof replacements on 3 to 4-bedroom homes in Derby take between 5 and 10 working days. Larger commercial or multi-property contracts will be programmed individually. All timelines are confirmed in writing during the tendering phase.
Is it better to repair or replace my roof?
As a general guide, if more than 25–30% of your tiles are damaged, or your roof is over 30 years old, a full replacement is usually more cost-effective in the long run. Repeated patch repairs on an ageing roof can accumulate to the cost of a replacement over a 5–10 year period — without the benefit of a new warranty. We will always give you an honest assessment during our survey.
Do I need planning permission for a roof replacement in Derbyshire?
In most cases, no. Standard roof replacements using similar materials fall under permitted development rights and do not require planning permission. However, if your property is in a conservation area, is a listed building, or involves significant structural changes, you may need approval from Derby City Council or Derbyshire County Council. We will advise you on this during the initial survey.
What accreditations should I look for in a roofing contractor?
When appointing a roofing contractor in Derby or Derbyshire, look for CHAS accreditation, NFRC membership, and proof of public liability insurance. Also check that they carry out formal risk assessments, provide written fixed-price quotes, and offer a written warranty on completed works. We hold all of the above and will provide documentation before work begins.
Do you provide roofing services for landlords and property managers in Derby?
Yes — landlord and portfolio roofing is one of our core service areas. We work with private landlords, letting agents, housing associations, and property management companies across Derby and Derbyshire, delivering planned maintenance programmes, full re-roofs, and emergency repair contracts under a single managed agreement. We understand the compliance requirements that come with rented property and ensure all works are documented accordingly.
Can you work alongside architects and main contractors on new build projects?
Yes. We have significant experience working as a specialist roofing sub-contractor alongside main contractors, architects, and developers across Derbyshire. We understand programme pressures, NHBC requirements, and the importance of plot completion deadlines. Speak to our contracts team about early contractor involvement and pre-contract design assistance.
What is the difference between EPDM, GRP, and liquid roofing systems?
These are the three most common flat roofing systems used on commercial and domestic properties across Derby:
- EPDM (rubber roofing) — highly durable, low maintenance, typically lasts 25–50 years. Ideal for large commercial flat roofs.
- GRP (fibreglass roofing) — rigid, seamless, and extremely weather-resistant. Popular for domestic extensions and garage roofs.
- Liquid coating systems — cold-applied, ideal for refurbishment over existing flat roofs. Fast to install with minimal disruption.
Our team will recommend the most suitable system for your property during the site survey.

How Derby's Housing Heritage Shapes the Roofing Challenges Homeowners Face Today
Derby is not a city with one type of housing. It never has been. Walk from Friar Gate to Normanton, then out to Chaddesden and across to Chellaston, and you pass through centuries of building history — each era leaving behind its own roofing materials, methods, and maintenance needs.
Georgian and Victorian Foundations
The oldest domestic roofs still standing in Derby date from the Georgian period. The grand townhouses on Friar Gate were built with Welsh slate and lime mortar — materials designed to breathe and flex. They have lasted 250 years because they were built correctly. Maintaining them requires the same respect for the original materials.
The Victorian expansion of the 1870s and 1880s pushed Derby outward into Normanton and Pear Tree. These terraced streets were roofed predominantly in natural Welsh slate. After 140 years, that slate is reaching the end of its working life on many properties — and the original lime mortar pointing has long since failed on most.
Edwardian Semis and Post-War Estates
Edwardian semis across Mackworth and Mickleover introduced clay plain tiles and more decorative ridge detailing. Post-war council building brought the concrete interlocking tile to Derby — functional and fast to lay, but now 50 to 70 years old on estates across Sinfin, Spondon, and Chaddesden.
Modern Builds
Newer developments in Chellaston and Borrowash use modern concrete and fibre cement tiles with different batten spacing, underlay specifications, and ventilation requirements.
At Derby Roofers, we have worked across all of these property types for over 20 years. We know what each one needs — and what each one cannot tolerate.
